Bathroom Remodeling – Don’t Flush Your Money

Styles come and go, but if your bathroom looks like a blast from the past, it might be time for a change.

A bathroom may be the smallest room in the house, but don’t let that fool you. Upgrading can be costly. The average cost is around $10,000, depending on the size of the room, fixtures, materials, and how much of a change you plan on making .

Knowing what you want ahead of time and using good, clear communication with your contractor will save your sanity—and your budget. Luckily, “the return on investment for remodeling a bathroom is quite high—up to 80 percent—making it a great way to improve your home and its value”, according to Fidelity.com. (2018)

How much of a remodel are you aiming for?

Remodeling a bathroom can mean many things. Talk it out. You may be thinking of painting the walls and replacing a few fixtures and countertops, but your spouse may want to redo everything from the tub to the tile. It’s important to be be on the same page from the start. What you plan to replace will bear heavily on the overall cost. Here’s what you can expect to pay for some low – midrange bathroom fixtures:

  • Toilet: $150-300
  • Sink: $40-200
  • Bathtub: $250-800
  • Vanity: $129-800

If you’re trying to keep costs down, remember that you don’t have to do a complete remodel at once. You can make some changes now and others in the future. But be sure to discuss these plans with your contractor. They can tell you which changes should be made simultaneously, saving you money. For example, large changes such as replacing tile and a bathtub usually make sense to do at the same time. You don’t want to have to demo something that you just installed 9 months ago. There’s no savings in that!

Determining costs

Once you’ve decided which fixtures to replace, you’ll need to select new ones. With any fixture, you’ll have a wealth of options, from basic to high end. The difference in cost can be dramatic. For example, a basic toilet averages $130, while some high end toilets go for up to $780. Likewise, a shower can cost anywhere from $450 to $10,000 or more.

The difference in cost is determined by style and material and whether a fixture will need to be built custom for your bathroom. Make sure your contractor knows the price range you’re comfortable with ahead of time. And whatever your budget, be sure to choose fixtures that will work well together—or with what’s already there.

Layout

Many homeowners want to remodel a bathroom to make it larger and more functional. You may even want to convert a half-bath to a full bath. If you plan to expand or rearrange your bathroom, your contractor may need to change the plumbing and the electrical wiring, which will increase costs, and may require permits. This can be both costly and time consuming. Whenever possible, aim to keep fixtures in the same location.

Labor

If you’re planning a full remodel, you’ll likely need to hire a residential contractor, like Nexgen Contractors. No matter who you choose, be sure to ask exactly what their fees cover. Ask if they are insured for workers compensation and general liability and licensed in your state and county or city. Ask for references and follow up. Check out their BBB rating. Completely remodeling a bathroom can be costly, so make sure your investment pays off.

Stuff We Love – Eze-Breeze by PGT- Greenville SC

Never before has there been more options for homeowners when it comes to outdoor rooms. Nexgen Contractors has been using PGT Eze-Breeze products for almost ten years. We continue to be impressed by the quality of the product and by the professionalism of the brand. It’s remarkably durable, easy to customize, and is backed by a manufacturer’s warranty.

Eze-Breeze window systems are completely customizable and utilize windows that slide either vertically or horizontally. Fixed units are also available to allow for incredible floor-to-ceiling views. Slide the windows open to enjoy the breeze through a screened vent. Close the windows when the weather is bad or simply to keep the pollen out. Eze-Breeze frames come in beige, white, and bronze color finishes. The 10mil vinyl is available in tints or clear.

Not only does a porch feature increase the beauty and enjoyment of your home, but when it comes time to sell your home, it will have a built-in market booster. Three season rooms, as they are sometimes called are a custom feature and that’s important when you are competing with houses of similar design in the same market area.

Stuff We Love – Manufactured Stone Veneer- Greenville SC

One product that we get excited about at Nexgen Contractors is manufactured stone. You may have also heard it called faux stone, stone veneer, brick veneer, or cultured stone (which is a trademarked name belonging to the industry leader and one of our top-rated suppliers, Boral).  Stone masonry and stone veneers give the feeling of luxury without the hefty financial investment.

Because it weighs about a third of natural stone, cultured stone can be used in indoor and outdoor applications alike. It’s also less expensive and far less labor intensive than traditional stone masonry.  The colors and finishes are more consistent, which is an important factor in large projects. It is also available in a myriad of styles that can be mixed to create custom designs.

Not only does stone veneer increase the beauty of your home, but when it comes time to sell, your home will have a built-in marketing booster. Masonry tends to make a home look unique or custom, and that’s important when you are competing with houses of similar design.

Greenville SC Bath Remodeling Hints

A bathroom remodel is very personal and is more about comfort and pampering amenities than form or function, though those are also important. Along with a kitchen remodel, a bathroom remodel is by far one of the best investments a homeowner can make, and the return on investment a bathroom remodel might produce is an important consideration.

Here is a list of preliminary questions for you to consider and discuss with us during the early planning stages:
  • Is this bathroom intended for more than one person’s use?IMG_1083
  • Might an additional bathroom better suit our family’s needs?
  • Is the water pressure adequate in current showers and tubs?
  • Is there enough hot water to meet our family’s needs?
  • Does the current bathroom have enough counter space?
  • What kind of countertops are we interested in learning about?
  • Do we have adequate storage space?
  • Do we have a water-saving, efficient toilet?
  • Do we have adequate lighting for our needs?
  • What kind of flooring are we most interested in learning about?
  • Is there a particular style or motif we’d like in our bathroom?
  • How much are we willing to invest to have the bathroom of our dreams?
Once you have considered these questions, the next step is a discussion with Nexgen Contractors. We will help you create the bathroom experience you want within a comfortable budget.
